When it comes to financial transactions involving land, there are three types that banks tend to steer clear of, due to the perceived risk. The first is land title loans, where the title to the land is provided as collateral to secure the loan. The second is land mortgages and the last one is rural property mortgages.
In all three instances, banks tend to shy away from granting loans in fear that the borrower will default and leave the bank to either develop the land to resell at a minimal profit or sell at a loss.
